NOTICE OF ZONING/DRI/LOCAL DEVELOPMENT AGREEMENT CHANGES IN UNINCORPORATED MANATEE COUNTY NOTICE IS HEREBY GIVEN, that the Planning Commission of Manatee County will conduct a Public Hearing on Thursday, October 9, 2014 at 9:00 a.m. at the Manatee County Government Administrative Center, 1st Floor Chambers, 1112 Manatee Avenue West, Bradenton , Florida to consider, act upon, and forward a recommendation to the Board of County Commissioners on the following matters: PDR-14-13(Z)(P) - PALMER OAKS, LC/MANDARIN GROVE SUBDIVISION - DTS 20140119 An Ordinance of the Board of County Commissioners of Manatee County, Florida regarding land development, amending the official zoning atlas (Ordinance No. 90-01, the Manatee County Land Development Code) relating to zoning within the unincorporated area; providing for the rezoning of approximately 95.84 acres on the east side of Bud Rhoden Road, southeast of Chapman Road, approximately 2,675 feet from the intersection of Bud Rhoden Road and Buckeye Road, (North County), from RSF-4.5 (Residential Single- Family-4.5 dwelling units per acre) to the PDR (Planned Development Residential) zoning district, approving a Preliminary Site Plan for 301 lots for single-family detached residences; subject to stipulations as conditions of approval; setting forth findi ngs; providing for severability; providing a legal description, and providing an effective date. PDR-10-11(P)(R) - CANOE CREEK SUBDIVISION / DTS #20140352 An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, within the unincorporated area for a revised ordinance to allow semi-detached and attached units in addition to the already approved single-family d etached units. The number of lots shall remain at 896; the approximately 301.34 acre site is in the PDR/NCO (Planned Development Residential/North County Overlay) zoning district located on the north and south sides of Golf Course Road around its interse ction with Jim Davis Road at 14355 Golf Course Rd., Parrish; subject to stipulations as conditions of approval; setting forth findings; providing a legal description; providing for severability, and providing an effective date. LDA-13-01 - LOCAL DEVELOPMENT AGREEMENT FOR CANOE CREEK DEVELOPMENT - DTS 20130297 Request: Approval of a Local Development Agreement providing for the issuance of a certificate of level of service compliance that is valid for the earlier of six (6) years from issuance, or May 5, 2022; providing for dedication of right-of-way for Golf Course Road; an access, flowage and stormwater retention easement necessary for future four lane Golf Course Road; an area for floodplain compensation for future four lane Golf Course Road improvements and/or bridge improvement; related engineering, perm itting and construction of facilities in connection with the stormwater retention easement and floodplain compensation for future four lane Golf Course Road improvements; providing for severability, and providing for an effective date. The Local Developm ent Agreement applies to Canoe Creek for which approval was granted on May 5, 2011, pursuant to an application known as PDR-10-11(Z)(P), and pending approval of the amended Development Order, PDR-10-11(P)(R) (301.34 ± acres). The proposed use of the prop erties is residential development. Canoe Creek was approved for 896 residential units, each with a maximum height of 35 feet. Canoe Creek is located in the PDR/NCO (Planned Development Residential/North County Overlay) Zoning District located on the Nort h and South Sides of Golf Course Road around its intersection with Jim Davis Road at 14355 Golf Course Road, Parrish. It is important that all parties present their concerns to the Planning Commission in as much detail as possible. The issues identified at the Planning Commission hearing will be the primary basis for the final decision by the Board of County Commissione rs.
