2 Notice is hereby given that a public meeting will be held before the Board of Adjustment of the City of Sarasota on Wednesday, June 25th, 2014 at 1:30 p.m. in City Hall Commission Chambers, 1565 First Street, Sarasota, on the following: Variance Petition No. 2014-VAR-07, Carol W. Laub, owner, requesting the following: (1) a variance for relief from Section V-108 (c) to reverse the consolidation by operation of law of Lots 1, block D, McClellan Park, with Lots 1 and 2, Block D, McClellan Park according to the plat thereof recoded in Plat Book 2, Pages 10 and 11, of the Public Records of Manatee County, Florida, and Plat Book A, Pages 20 and 21, of the Public Records of Sarasota County, Florida; and if granted; (2) a variance of 1,800 sq uare feet from the minimum lot area requirement of 10,000 square feet found in Table VI-203 for Lot 16; (3) a variance of 8.96 feet from the minimum lot width requirement of 80 feet found in Table VI-203 for Lot 16; and (4) a variance of 4.9 feet from th e combined minimum side yard requirement of 20 feet found in Table VI-203 for Lot 16. Administrative Appeal No. 14-APP-02, George Wald, aggrieved person, appealing the determination made by Neighborhood and Development Services staff involving property located at 1836 Laurel Street with PID Number 2027-09-0078. Mr. Wald requested a zoning code confirmation letter regarding the development rights of the above referenced parcel. The letter, dated February 26, 2014, determined that the subject parcel had been held in common ownership with the adjacent parcel also with an address of 1836 Lau rel Street but with PID Number 2027-09-0077. The sale of the subject parcel by a prior owner decreased the adjacent parcel's land area and increased its nonconformity as it relates to density. The appeal states that Mr. Wald is appealing the following st atement in the letter: "Prior to any development of the property, the illegal zoning lot split and resulting change from a legally non-conforming zoning lot to an illegal zoning lot would need to be rectified for both parcels." Mr. Wald seeks to vacate t he confirmation letter so he can "submit proper applications for the development and construction of a single-family detached residence on his property located at 1836 Laurel Street." The legal description of the subject property is: The north 138.7 feet of Lot 27, Subdivision of Lot 13, Block G Subdivision of Blocks G & H PLAT OF SARASOTA, according to the plat thereof recorded in Plat Book 1, Page 166 Public Records of Manatee County, Florida and Plat Book A, Page 57, of the Public Records of Sarasota County, Florida. All of the letters referenced in this legal ad are available for review and copy at the City of Sarasota zoning office, 1565 1st Street, Sarasota, Florida. This is a public hearing; therefore, all interested persons will be entitled to personally testify at the hearing or to submit documents or letters. If you wish to have a verbatim transcript made, it is your responsibility to make arrangements for a reporter to be pre sent at your expense.
